A practical checklist for SPA, Oqood, payment, escrow, correspondence and project records when a Dubai off-plan project is delayed, stalled or cancelled.

Core ownership and contract records
Start with the SPA and amendments, reservation documents where relevant, Oqood or other registration evidence, and any title document that actually applies to the property.
Build a traceable payment record
Collect receipts, bank transfers, statements and developer acknowledgements. A chronological payment schedule is often more useful than a folder of disconnected screenshots.
Keep project and communication evidence
Save developer notices, DLD or RERA material, handover messages, settlement proposals and other correspondence with dates and sources. Do not alter original files merely to make a cleaner narrative.
